Roof Estimate vs. Roof Inspection

Practically every roofing company in North America offers free, no-obligation estimates to customers in the areas they service. This is a good thing as you would like to find out how much it would cost to fix or replace your roof without having to pay a fee. It also allows you to get a free estimate from different contractors before you make a decision. 

But what if what you really need – or what you actually mean – is an inspection? Is there a difference? Shouldn’t a contractor inspect your roof before giving you that free estimate?

Roof Inspection

You probably suspect that your roof is no longer in a pristine state, but you don’t know for sure if there’s damage, where that damage could be or what it would cost to fix it. You don’t know whether it’s repairable or if it needs to be replaced. This is when you need an inspection by a roofing professional. You can also have your roof inspected if you want to find out how much longer it could last.

While an estimate is usually free, a roof inspection often comes with a fee. You can expect to pay a couple of hundred bucks for a roof inspection. The price is different from every contractor and every location.

Roof Estimate

This is when you already know that your roof is damaged or is due for a replacement. A few examples of situations in which you’d ask roofers for an estimate are missing shingles, roof leaks, broken shingles, badly damaged gutters and so on. You want to find out how much you have to pay to fix or replace what’s broken. If you already know that your roof is damaged, don’t bother with an inspection. Ask contractors for that free estimate.

An estimate or quote details the cost of the fix or replacement in terms of material and labor costs. It should also show you the timeframe.
