Roof Structure Inspection

One of the first things contractors will look for during an inspection is if the roof planes are even. They will check if the structure is sagging and if the gutters, soffit and fascia are in good shape. You can also expect them to assess the masonry chimneys and attic ventilation. If the vents have issues, warm, humid air can build up in the attic, increasing the chances of ice dams. It can also speed up the deterioration of shingles. 

Material Inspection

The material inspection usually involves searching for curling, loose, damaged or missing shingles. Inspectors will also look for signs of rust and flashing issues. While examining the roof, they might notice a buildup of shingle granules in the gutters. Significant granule loss is a common sign that your roofing system is reaching the end of its lifespan. 

Indoor Inspection
